noise control
The mitigation of Noise control will be handled through on-site security and Management guidelines. As well we will ensure the community has a direct number or email to use for contact.
To further mitigate noise control, our development standards include natural vegetated buffers, a wall situated on the Battery Island Side, and proper setbacks. In accordance with table 3.5 in Section 54-347, the majority of the buffer width between the inn and the existing single-family residential to the West will be the 25’ depth and vegetation composition of Buffer Type D.
However, a portion of the landscape buffer adjacent to the pool and outdoor area will be a Type B landscape buffer of 15’. In addition, this includes an 8’ high decorative fence at the interior edge of the setback to ensure that the existing neighboring residential uses are separated from the proposed commercial use.
Community Benefit plan
We are preserving 2.77 acres as open preservation green space and Parks that are open to neighboring communities to benefit and enjoy. We have also implemented parking within the PUD to accommodate this public use benefit.
We have established a fund in support of the Beefield Community. This fund will be ongoing post construction, thus providing assistance with Individual Homeowners Remodel/Roofing Needs, Community Beautification, and or direct grants to the Neighborhood Association.
Furthermore, given the residential nature of this project, the market and scope for neighboring businesses expand, providing opportunities that create an equitable balance for all.
